HOW DO I CHANGE MY PROPERTY OVER IF IT IS CURRENTLY BEING MANAGED BY ANOTHER AGENT?
Simple! If you currently have a property managed by another agent and you're not satisfied with the service you are getting and would like to change over to Waikato Real Estate all you have to do is fill out the online Transfer of Property Management Form and we will take care of everything else for you. We will organise for the tenant to be notified and for the keys and documents to be collected from your managing agent. Everything else carries on as usual. Changing your managing agent could never be easier.
HOW LONG WILL IT TAKE TO FIND A TENANT FOR MY PROPERTY?
This is a common one and there is no guarantee how long it takes to rent a property however the better your property is presented, the more realistic the rental amount you are asking and having a proactive agent, the quicker your property will rent out.
HOW DO YOU SELECT TENANTS?
We strive to provide you with the calibre of tenants that you want in your rental property. This includes:
  • A complete credit report on the tenant.
  • Verification from their former landlords through reference checks.
  • Where employed, verification of their employment.
In addition to the normal financial qualifications, we always try to accommodate the housing needs of our tenants to ensure the home they rent is convenient to their work, shopping and desired school district. This will help to ensure that they will remain happy tenants and remain longer in your rental property. At Waikato Real Estate Ltd we believe that good tenants are worth waiting for!
HOW DO YOU DEAL WITH RENT ARREARS?
We have a zero tolerance rent arrears policy. When a tenant is in arrears we will contact them by either telephone, email or SMS on day one. After day five a breach notice is sent. After day seven we apply to the Tenancy Tribunal to recover rent arrears. If rental arrears get to 21 days then we apply to the Tenancy for Tribunal for help under section 55 of the Residential Tenancies Act 1986.

We will communicate with you throughout this process. It is our intention at all times to minimise any loss to the owner so these actions need to be carried out promptly.
WHAT DO I DO IF I WANT TO SELL MY PROPERTY?
If we currently manage your property and you are looking to sell or even if we don't manage your property and you are looking to sell, your choice of agent is of critical importance in ensuring you get the best price in the sale. Many of our owners live all over New Zealand or Overseas and don't have relationships with selling agents in the area that their property is located in. We specialise in renting properties but do have a vast referral network so that we can easily put you on to the best agent to sell your home no matter what suburb it is located in.

HOW MUCH WILL YOUR SERVICE COST ME?
We charge a very competitive fee of 7.9% (+GST) on rent collected. There is no extra charge for routine inspections, monthly and end of year financial statements and mediation or any appearances we make at the Tenancy Tribunal on your behalf.
HOW OFTEN DO YOU PAY ME?
We will deposit your rent monies into your nominated bank account twice a month, on the mid business day, and last business day of each month. A comprehensive monthly statement detailing funds collected and disbursed on your behalf can be posted or emailed to you anywhere in the world on the last business day of each month.
WILL THERE BE A COST TO ME TO ADVERTISE THE PROPERTY?
No. Waikato Real Estate do not charge landlords of managed properties to advertise their property.
DO YOU TAKE A BOND?
Yes. The Residential Tenancies Act requires that no more than four weeks bond be collected.
HOW OFTEN WILL YOU INSPECT MY PROPERTY?
Inspections are carried out on a regular basis. The frequency should be discussed with your Property Manager at the commencement of the management.
