OUR SERVICE GUARANTEE
At Waikato Real Estate we are serious about our commitment to provide the best property management service to home owners. To make sure this commitment is not just lip service, we offer the following service guarantee to all of our owners as a measure of accountability
our service commitment to you in writing.
We are available to you Monday to Friday either by phone or email (except Public Holidays)
Vacating Tenants and Letting
Upon receipt of the vacating notice we will:
Advise you in writing within 1 business day.
List your property on the internet within 2 business days
We will conduct an unlimited number of viewings of your property until it is leased (subject to access provided to us by any current tenant).
All tenancy applications will be processed within 48 hours of receipt (pending complete details being provided by the applicant and referees).
Advise you in writing of the property being let once the tenancy agreement has been signed.
If the repair cost is over the agreed Authorised Repair Limit you will be advised of all maintenance issues by telephone or email prior to repair. (Unless the repair is legally defined as urgent).
We are extremely vigilant about rent arrears and endeavour to maintain minimum arrears at all times.
In the event that your tenant fails to pay the rent on time, we will pursue the rent arrears with the maximum speed the law will allow.
Rent Statement and Rent Funds
We will deposit your rent monies into your nominated bank account twice a month, on the mid business day, and last business day of each month
We will provide you with an Annual Expenditure Statement within 30 days of the end of the financial year.
Your property will have the first inspection within 6 weeks of a tenant entering the property.
We will carry out at least 3 routine inspections of your property each year and provide you with a detailed report (either emailed or posted to you)
All agreed property outgoings will be paid on your behalf prior to the due date (subject to availability of funds).
If you are dissatisfied with the service you have received from Waikato Real Estate, and you have brought this to our attention and we have failed to address your concerns, then we will gladly continue the management of your property for the next month FREE of management fees.
NOTE: This guarantee does not apply when we are requested to carry out non-standard duties or matters outside our control e.g. a natural disaster or accident.
