How do I change my property over if it is currently being managed by another agent?

Simple! If you currently have a property managed by another agent and you're not satisfied with the service you are getting and would like to change over to Waikato Real Estate all you have to do is fill out the online Transfer of Property Management Form and we will take care of everything else for you. We will organise for the tenant to be notified and for the keys and documents to be collected from your managing agent. Everything else carries on as usual. Changing your managing agent could never be easier.


How should I know what my property will rent for?

You will get the best indication of what rental amount you should be getting on your property by closely comparing it to other properties similar to yours that are currently being rented or have just been rented. The best way to do this is to either talk to us or just log on to Trade Me. These will give you an idea of what properties are renting for in your area. Apart from this, market forces will determine exactly what amount of rent you achieve. If you have a very popular property you will get more interest and subsequently a higher rent. If you have a property that is less rentable, you will find it hard to command a premium rent.


How long will it take to find a tenant for my property?

This is a common one and there is no guarantee on how long it takes to rent a property however the better your property is presented, the more realistic the rental amount you are asking and the better the agent whose letting your property, the quicker it will rent out.


How do you select tenant?

We strive to provide you with the caliber of tenants that you want in your rental property. This includes:

  • A complete credit report on the tenant.
  • Verification from their former landlords through reference checks.
  • Where employed, verification of their employment.

In addition to the normal financial qualifications, we always try to accommodate the housing needs of our tenants to ensure the home they rent is convenient to their work, shopping and desired school district. HOW do you deal with rent arrearS?

We have a zero tolerance rent arrears policy. When a tenant is in arrears we will contact them via telephone, email and SMS. If the tenants rent is less than 21 days in arrears, we will send the tenant a 14 days notice first, alerting them to the rent arrears. Once we have sent the tenant a 14 days notice, we can apply to the Tenancy Tribunal and ask for arrears to be paid under section 56 of the Residential Tenancies Act 1986. We can apply to the Tenancy Tribunal before the 14 days notice expires.

Under section 56, we can request that the tenancy continues while rent arrears are repaid.

However, we can also request an order is made to:

· terminate the tenancy if the arrears are not paid

· release the bond if the arrears are not paid.

If the tenants rent is more than 21 days in arrears, we can apply to the Tenancy Tribunal for help under section 55 of the Residential Tenancies Act 1986.

We will communicate with you throughout this process and a Notice to Vacate will never be issued without discussing the situation with you first. It is our intention at all times to minimise any loss to the owner so these actions need to be carried out promptly.

If we currently manage your property and you are looking to sell or even if we don't manage your property and you are looking to sell, your choice of agent is of critical importance in ensuring you get the best price in the sale. How much will your service cost me?

Waikato Real Estate charge a flat fee on rent collected and any repairs and maintenance carried out on your behalf. There is no extra charge for routine inspections, monthly and end of year financial statements and mediation or any appearances we make at the Tenancy Tribunal on your behalf.


How often do you pay me?

We will deposit your rent monies into your nominated bank account twice a month, on the mid business day, and last business day of each month. A comprehensive monthly statement detailing funds collected and disbursed on your behalf can be posted or emailed to you anywhere in the world - on the last business day of each month.


Will there be a cost to me to advertise the property?

No. Waikato Real Estate do not charge landlords of managed properties to advertise their property.


How long will it take to find a tenant for my property?

Do you take a bond?

Yes. The Residential Tenancies Act requires that no more than four weeks bond be collected. Unless otherwise agreed to, Waikato Real Estate consider three weeks to be the minimum that should be paid.


How often will you inspect my property?

Inspections are carried out on a regular basis. The frequency should be discussed with your Property Manager at the commencement of the management.


What will you do if my tenant becomes in arrears?

Waikato Real Estates rent collection is computer monitored enabling us to act very quickly when a rent payment is missed. As soon as a payment is missed, we will contact the tenant via Telephone and/or SMS alerting them to there rent arrears. If not resolved and the rent is less than 21 days in arrears, we will send the tenant a 14 day notice. If a 14 day notice fails to remedy then we can apply to the Tenancy Tribunal and ask for the arrears to be paid (under section 56 of the Residential Tenancies Act 1986). We can apply to the Tenancy Tribunal before the 14 days notice expires.

Under section 56, we can request that the tenancy continues while rent arrears are repaid.

However, we can also request an order is made to:

· terminate the tenancy if the arrears are not paid

· release the bond if the arrears are not paid.

If the tenants rent is more than 21 days in arrears, we can apply to the Tenancy Tribunal for termination of the tenancy under section 55 of the Residential Tenancies Act 1986.

It is our intention at all times to minimise any loss to the owner so these actions need to be carried out promptly. Whilst we take every possible action to resolve the matter it may be necessary to take the tenant through the mediation process or to the Tenancy Tribunal. If this is the case you will not be charged for our time.
